First gated residential project launched in Kuching North

KUCHING: The launch of the first gated and guarded residential project in Kuching North marks a key step in elevating urban housing standards, says Datuk Hilmy Othman.

The Kuching North City Commission (DBKU) mayor said that Cove 118 development reflects the principles of urbanisation by providing housing that is comfortable, secure, sustainable and well-managed.

Commending Musyati Development Sdn Bhd for introducing the gated community concept to the area, Hilmy noted that the model enhances overall liveability while streamlining urban management through dedicated residential management groups.

“Cove 118 is the first project of its kind in this area and opens the door for other developers to adopt similar concepts in future housing developments,” he told reporters following the launch at Jalan Demak, Petra Jaya, today (Apr 16).

He added that the expansion of such developments would help elevate housing standards in the city, in line with DBKU’s vision of a well-planned and progressive urban environment.

Hilmy also called on other developers to follow suit, while highlighting the complementary role of the public sector – particularly through the Sarawak Economic Development Corporation (SEDC) – in delivering affordable housing for groups such as the B40.

“This is a complement to public sector efforts, where private developers participate in meeting the housing needs of Kuching while supporting the state government and DBKU’s development agenda,” he said.

Cove 118 comprises 118 strata-titled units, including double-storey terrace houses, semi-detached homes and triple-storey townhouses, built on a 99-year leasehold tenure and designated as Bumiputera lots.

Designed as a low-density development, it features facilities such as a clubhouse, swimming pool, gymnasium, playground surau, and electric vehicle (EV) charging infrastructure.

Strategically located near schools, retail outlets, healthcare facilities and recreational centres, the project is expected to attract both owner-occupiers and investors seeking long-term value in the Petra Jaya growth corridor.
